Our client, a family business firmly established in the construction and real estate development sector, specialized mainly in the residential sector (Multiplex) is currently looking for a development and construction director to continue its growth.

Nature of position

Under the supervision of the President of the company, you will have the mandate to see to the establishment of different residential real estate development projects and this, by acting as responsible for the complete process of the development of different projects (from the validation of opportunity and due diligence, including construction, until the end of project delivery). As such you will :

  • Perform validation of potential development sites and negotiate various acquisitions ;
  • See to the preparation of the due diligence schedule and budget ;
  • Coordinate all aspects of the due diligence process (physical investigations, regulatory, political, legal, environmental aspects, etc.) ;
  • Ensure that deadlines and due diligence budgets are respected ;
  • In collaboration with the management team, you ensure the optimization of the use of the land and the validation of the materials, quality, feasibility and relevance of the project ;
  • Establish the schedule and budget for the project development plan ;
  • Performing requests for quotes, negotiating and granting mandates for professionals (Architects, engineers, etc.) ;
  • Ensure the monitoring and coordination of the professionals involved in order to ensure compliance with the budget and deadlines ;
  • Establish construction costs ;
  • Coordinate and participate in the value analysis process (value engineering) ;
  • Coordinate with the various departments of the company (sales, marketing and finance) ;
  • Prepare permit applications ;
  • In collaboration with the construction project manager, make requests for tenders or calls for tenders for construction ;
  • Participate in the selection of the general contractor ;
  • Review and analyze the bid of the general contractor ;
  • Manage and coordinate the internal and / or external team of construction professionals ;
  • Schedule site meetings and write singing reports on a weekly basis ;
  • Review and approve invoicing by the general contractor in relation to the progress of construction ;
  • Ensure that the budget and schedule are in line with forecasts ;
  • In collaboration with the general contractor, participation in DGC inspection visits ;

Required qualification

  • Bachelor's degree in civil engineering, construction engineering, architecture, DEC in civil engineering or architecture or any other relevant training ;
  • Minimum of 5 years of relevant project management experience ;
  • Have strong management, communication, negotiation and problem-solving skills ;
  • Good command of spoken and written French ;
  • Knowledge of Quebec construction laws and regulations ;
  • Knowledge of the MS Office suite ;
  • Knowledge of construction standards and GCR ;
  • Knowledge of BIM an asset ;
  • Experience in managing multi-use real estate development projects will be an important asset.
