Our client is a large-scale real estate asset management company (office buildings, logistical facilities, and multi-residential units) and a leader in their field, with locations in key cities internationally. They are currently looking for a Operations Supervisor for a number of properties (commercial and office buildings) in Montreal.

Nature of position

Answering to the Head of Operations, your job will be to ensure that electromechanical maintenance is carried out in keeping with standards and within required timeframes, as well as managing all service contracts with various contractors and technical teams in place. You will also constantly remain in contact with retailers and renters to offer superior quality service. In addition, you will make sure that activities related to the maintenance and operations of each building’s electromechanical systems run smoothly and are carried out properly. Also, you will ensure that contractual clauses with our subcontractors are respected.

  • Carry out any other task related to your duties.
  • Respond to emergency calls 24/7, to service calls from the tenant service centre, and internal service calls;
  • Carry out all administrative duties related to the position and any other tasks as assigned;
  • Communicate daily with the building’s administrative staff;
  • Update as-built plans and blueprints;
  • Review plans and specifications submitted by tenants and the professionals involved and provide comments to the relevant sectors in keeping with established schedules;
  • Maintain harmonious relationships with tenants of commercial buildings and office buildings, as well as technical staff of all neighbouring buildings;
  • Help with the hiring process and negotiation/implementation of maintenance contracts, as well as the day-to-day application thereof;
  • Produce reports, fill out order forms, and make purchases based on established budgets;
  • Write up operational budgets and help control expenditures throughout the fiscal year;
  • Respond to tenant complaints, follow up on them, and perform quality control on all services carried out;
  • Maintain, in a profitable way, the standards of cleanliness and functionality that are expected of a first class building;
  • Take care of time sheets and send them to subcontractors;
  • Supervise, train, and oversee the work of all hourly workers;
  • Coordinate, plan, and carry out preventative and corrective maintenance tasks in keeping with a variety of schedules;
  • Oversee the smooth operations, maintenance, and repair work to air conditioning, ventilation, and heating systems in the building, making sure the preventative maintenance system in place is working well;
  • Oversee the smooth operations of the building’s automated systems;

Required qualification

  • College diploma in building mechanicals or other relevant education and training;
  • Knowledgeable of and experience with building maintenance and mechanical maintenance;
  • Minimum of 5 years of practical on-site experience and a thorough understanding of building maintenance and building mechanicals;
  • Knowledge of Metasys system (an asset) and of various automated building management systems;
  • Highly knowledgeable when it comes to reading and interpreting mechanical, electrical, and architectural blueprints;
  • Customer service oriented and good at working in teams;
  • Functionally bilingual (spoken and written French and English);
  • Proficient with the MS Office suite and the Windows environment;
  • Basic knowledge of accounting systems.
